Maintaining the relationship between a Landlord and a Tenant is crucial to the success of your tenancy, and preventative measures are always preferred, but should your tenant damage your property, we will have gathered evidence from our regular inspection reports and assist in recovering your damages.

Lettings & Management

Once your property is let there are a number of ongoing landlord regulations that must be adhered to. Our service is specifically designed to absorb these pressures and concerns, creating a level of trust between the landlord and the tenants, thus continuing the smooth lease term.

We are the primary contact for the tenants and in the in the event of a complaint or repair request, we report to the Landlord first, and then ensure that our tradesmen / contractors deal with the issue efficiently and effectively.

Our property management focus

  • Rent collection and transfer to a chosen bank account accompanied by a monthly statement and invoice.
  • Advise and organise adherence of any ongoing legal safety regulations (e.g. gas safety tests and fire proofing).
  • Arrange general repairs / maintenance to be carried out subject to an agreed limit (including structural, cosmetic and appliance repairs).
  • Create an inventory of the property and take responsibility for producing / replacing inventory items subject to an agreed limit (e.g. dining table and chairs).
  • Conduct quarterly inventory checks and condition inspections to ensure your property is appropriately maintained (followed by a full written report).
  • Negotiate with your tenant near the end of their lease term and arrange, as directed by you, either a renewed lease agreement or a deposit return.
  • 24 hour repair and maintenance service.
