There is much more to take into consideration than just the monitory value of your offer. The conditions of your offer can be the deciding factor, so whether you have to sell a property before you can buy, or if you have nothing to sell and finance arranged, be sure to give as much information as possible. The more information you can give at this stage, the more information the vendor has in making their decision.
We would recommend that you obtain quotations and check conditions from various solicitors. We can recommend legal practices specialising in residential property conveyance.
We instruct the vendor's Solicitor to issue a Contract of Sale to your Solicitor accompanied by the title documents. Once in receipt, your Solicitor will check and confirm all necessary documentation is located and accurate.
At this stage your mortgage application is submitted for consideration and the lender will issue an offer detailing any conditions that apply.
A surveyor will be instructed to carry out a survey in order to verify value and highlight any structural issues or adverse conditions relating the property.
Providing progress is smooth, in approximately 4 weeks from the date the contracts were issued to your solicitor, they will be signed by the purchaser (unless an alternative agreement was reached). This will be forwarded to the vendors solicitor for acceptance and returned to the purchasers solicitor. At this stage the contracts have exchanged.
Communication at this stage is extremely important and Fetherston Clements ensure that both vendors and purchasers are kept fully up to date at all stages.
On completion day, the purchaser's solicitor transfers the funds to the vendor's solicitor. Once in receipt of funds, the vendor's Solicitor will authorise our office to release keys - at which point we contact you to collect the keys to your new home!
